Custom Home Built for a Growing Family in Moonee Ponds
This is one of the more detailed builds in our portfolio, a $2.2 million custom home in Moonee Ponds designed around a family that knew exactly what they wanted and needed a builder in Moonee Ponds who could deliver it without compromise.
The brief called for generous proportions, high-end finishes and a home that would grow with the family rather than date quickly. The result is a residence with 3-metre ceilings, floor-to-ceiling doors, a grand marble staircase, timber floors throughout and an 8×4 metre pool. Every finish was selected for longevity as much as aesthetics.
What Was Built
Moonee Ponds sits within the Moonee Valley Council area, roughly 7km north-west of the Melbourne CBD. It’s an established suburb with a mix of period homes and contemporary builds, strong school catchments and consistent demand from families looking to stay long-term. Building here requires an understanding of the local planning scheme, neighbourhood character overlays apply across much of the suburb and influence what can be built and how it needs to look from the street.
This home was designed to sit comfortably within that context while delivering a level of internal finish that reflected the clients’ brief. Key features of the completed build include:
- Marble staircase as a central architectural feature
- Bespoke joinery and benchtops throughout
- Engineered timber floors across all living areas
- 3-metre ceiling heights with floor-to-ceiling doors
- 8×4 metre pool integrated into the outdoor living area
- Open-plan kitchen, dining and living connected to the outdoor zone
How We Worked With the Client
Ardmillian managed the full scope from initial design consultation and town planning through to construction and handover. At a contract value of $2.2 million, the client needed a builder in Moonee Ponds who could manage a complex build with multiple trades, premium materials and a high standard of finish at every stage.
Project management on a build of this scale means more than keeping a schedule it means coordinating joinery lead times, managing site access in a residential street, and making sure every inspection point is signed off before the next stage starts. That’s how we run every job, regardless of contract value.
Building in Moonee Ponds What to Know
If you’re planning a custom home or knockdown rebuild in Moonee Ponds, a few things are worth understanding before you start:
Neighbourhood character matters. Moonee Valley Council applies neighbourhood character guidelines across most of Moonee Ponds. That doesn’t mean you can’t build something contemporary, it means the design needs to be considered from the street, not just the inside. We factor this in from the first sketch.
Planning permits take time. Depending on your site and what you’re proposing, a planning permit can add several months to your programme. Starting the permit process early ideally before you finalise your design keeps the overall timeline tighter.
Block orientation affects design more than most clients expect. Moonee Ponds has a mix of north, south, east and west-facing blocks, and the orientation of your block should directly influence where your living spaces sit, where windows go and how the outdoor area is connected. Good home design accounts for this from the start.
The Victorian Building Authority sets the compliance standards all registered builders must meet. Ardmillian is fully registered and works within those standards on every project.
